Gaborone Central at a glance

The central area of Gaborone includes Extensions 5, 9, 11, 2, 4, 10, 12 and the Maru-a-Pula area. These are all centralized around the Main Mall, the original retail hub of the City.

All these areas are characterized by larger, more established and leafy plots. There are still many original houses to be found but the areas have been popular with redevelopment to modern, larger double story mansions and townhouses.

In these central parts one will find the residences of many Embassies and international delegates. The area is very popular with families wanting to be located close to the private schools located within walking distance from their home.

This area has also been characterized by change of land usage and many of the older properties, closer to the Main Mall are now being operated as offices.

RESIDENTIAL CHARACTERISTICS:

Large, mature plots characterize the area. Some of the original homes remain but the area has recently been popular with redevelopment. Common sightings now are modern, well appointed mansions housing CEOs, executives and dignitaries. There are also several redeveloped plots offering multi residential properties which are very popular international and local executives wanting to live in an affordable home in this very popular area.

These neighbourhoods still have the original greenway features allowing residents to walk and cycle to school or work.

Property in these areas is in high demand and potential buyers or tenants are always advised to move quickly as some deals are signed off in a matter of hours.

COMMERCIAL CHARACTERISTICS:

Many of the plots adjacent to the Main Mall have been rezoned for business use. Some of the older houses have been refurbished for office use and others have been completely redeveloped into modern office blocks. The area is popular with business as it is centrally located and has ease of access to most parts of the City.

There is convenient access to other commercial and industrial areas and to the main rail line and other transport hubs.
